Step 1: Log into Land Portal

If you aren't on Land Portal yet, sign up to get access to the AI Comp Report tool.

Step 2: Locate Your Property

Pull up the property you’re looking to research. For this example, we’re analyzing a 5.69-acre parcel in Butts County, Georgia. 

You can do this by either:

  • Locating it directly on the map
  • Searching by APN
  • Searching by owner name
  • Searching by location

Step 3: Open the Property Card

Once you’ve found the property, click on it to bring up the property card.

This is where you’ll be able to generate your AI Comp Report, along with other important property insights.

Step 4: Generate the AI Comp Report

Click the “AI Report” button in the top right corner of the property card.

Then click Send Request on the popup.

The AI will analyze the comps on screen, pull in key data points, and auto-generate a comp report in about a minute.

Step 5: Access Your AI Comp Report

After clicking Send Request, give the system about a minute to process. 

Once it’s ready, head to the “Comp Reports” button in the left-hand menu. There, you’ll see a list of all the reports you’ve generated.

Select the property you’re analyzing, for example, the 5.69-acre parcel in Butts County, and your full AI Comp Report will load instantly.

Step 6: Review Your AI Comp Report

Once your report has generated, it’s time to dig into the data. 
The AI Comp Report is designed to help you quickly understand your property’s value and how it compares to similar land in the area.

Here’s how to break it down:

Property Overview

At the top of the report, you’ll see key information about your subject property, including:

  • Parcel number
  • Acreage
  • Location

The scatter plot graphically displays your subject property’s estimated value compared to other land sales in the area.

From the Comp Report Details screen, you can:

  • Update the report
  • Show on Map
  • Download
