Texting Sellers STILL Works in 2026 (Here’s the New Blueprint)

Daniel and Ron are back with a 2026 update on the texting blueprint for land investing, and they make it clear right away, texting is still working, but the people winning with it are the ones treating it like a real system, not a quick hack.

They talk about why texting is a volume game, with top operators sending hundreds of thousands of texts per month, and how that changes the way you should build your lists. Instead of over filtering for the perfect seller profile, they emphasize filtering for good land first, think road access, avoid obvious problem parcels like heavy wetlands or extreme slope, then cast a wider net because texting is cheaper per touch than mail.

The big takeaway, your first goal is simply to get responses and move the right conversations toward a phone call, not to “close the deal” over text.

They also dive into the part that makes or breaks most texting campaigns, operations and follow up. Texting can generate tons of responses, including plenty of noise, so if your systems are weak, great leads will slip through the cracks.

Ron and Daniel stress that the real leverage happens once you get someone on the phone, that’s where you qualify motivation, build rapport, talk price, and lock up contracts. They reference the wide range investors report, anywhere from one deal per 7,000 texts to one deal per 40,000 texts, and explain why the difference comes down to list quality, skip tracing, consistent follow up, and most of all, sales skill.

If you want to use texting to scale, this episode lays out what to focus on, get reps, tighten your process, keep improving month after month, and learn from people actively doing it at a high level.
