Stop Wasting Time on Bad Data: Use AI to Find True Vacant Land Fast
Common Terminology Every Land Investor Needs to Know

Gone are the days when finding quality vacant land meant sifting through outdated county records, squinting at blurry satellite maps, or spending hours combing through listings on Zillow and Redfin.
For years, land investors had no choice but to rely on fragmented data, building square footage, improvement values, or land use codes that were often inaccurate or incomplete, especially in rural areas. But land sourcing has evolved.
Thanks to AI, finding top-tier vacant land has become faster, easier, and far more accurate.
We’ve seen firsthand how new technology is eliminating the guesswork and wasted time. And at the forefront of this evolution is Land Portal’s Vacant Land AI, a tool specifically built to solve the exact problems land investors face every day.
Why Vacant Land AI Changes the Game
Traditional filters like building square footage and improvement value often fall short. In rural counties, it’s not uncommon to find 20–30% of properties labeled as “vacant” that actually have homes, mobile units, or other structures on them.
This leads to wasted time and money spent marketing to the wrong owners. That’s why we built the Vacant Land AI tool directly into Land Portal. This AI feature leverages a combination of satellite imagery, county data, and daily model updates to filter out any property with visible structures.
Whether it’s a house, barn, or mobile home, the tool detects it, so you don’t have to.
Step-by-Step: How to Use Vacant Land AI on Land Portal
If you haven’t already, login to Land Portal.
Go to Filtered Search in the left-hand menu.
Choose “Vacant Lots” (Properties with No Structure Identified with AI).
This button activates the AI filtering for vacant land.

Step 2: Set Your Location and Acreage
Filter by State or Polygon, in this example, Kentucky.
Select a County (e.g., Carroll County).
Set Acreage (e.g., 2 to 10 acres).
Click Apply to run your search.
Tip: You can add more filters or use Advanced Filters if needed.

Step 3: Review Your Results on the Map and List View
Click “List View” to view the list of filtered properties.
They will also appear on the Map.

Zoom in and explore.
It will be very difficult to find any buildings using the Vacant Land AI filter.
If a small structure appears (e.g., a barn or container), AI knows it’s not a residential structure and keeps the property in your results.

Step 4: Compare Against Traditional County Data
To see the difference:
Return to the Filtered Search.
Remove the Vacant Land AI filter.
Instead, scroll down and use the Improvement Value filter, setting it from 0 to 0.
Click Apply to run a search.

You’ll likely start seeing many properties with visible structures, even though they show zero improvement value.
