The Land Flipping Financing Program works as follows:

Request Funding

Once you secure a signed purchase agreement from your seller, fill out our short online form and provide information about your property and situation by email. We will promptly underwrite your land deal within 24 hours and respond with any questions.

Sign Agreement

We will contact you to present and discuss our process, funding offer, and answer any questions you may have. Then, we will email you our funding agreement for your review and signature. Next, we will contact the title company to ensure we can start the escrow process.

Close Deal

After the funding agreement is executed, we will wire the funds to the title attorney or title company. Once the deal closes, you are in the pilot's seat, managing the marketing and sales process. Once we sell the property, we will recover our initial investment and agreed-upon profit split or fee.

Joint Venture Funding

We offer Joint Venture Funding, which refers to a business arrangement where we pool our resources to undertake a project. In the case of real estate joint ventures, we combine the land investment expertise and financing capability of a funder with the investor’s contribution in the form of the land deal.

Funding Criteria

Our Funding Criteria is flexible, and we evaluate each deal on its own merits. We do not run credit or background checks on our investors as a prerequisite to offering transactional or joint venture funding. We do our own due diligence on the land and that’s it.

There is no minimum or maximum funding amount, and we do not have any limitations on the number of deals that you can do through us. If your land investment meets our general requirements, we’ll fund it for you.

We fund land deals nationwide (50 states and D.C.), and we can fund multiple parcels at one time, even if we’re okay with selling them separately.
Our funding decisions are quick, usually within 24 hours or less, and we review your deal within 24 hours, and after our initial review, we’ll reach out to you with any questions and next steps.

Loyalty Program

Our Loyalty Program offers a discount for repeat investors, ranging from 2.5% off to 10% off funding for 15 or more deals done with us. This percentage is added back to your profit split. So if the profit split was 25/75 and you have done 6 deals with us, the profit split would now be 20/80 split.

There are no limitations to the number of deals that you can do through us. If your land investment meets our general requirements, we’ll fund it for you. However, transactions over $250,000 are given special consideration and handled on a case-by-case basis.

While other funders may openly share information about the deals they have funded, we absolutely do not. Our funding agreement includes non-disclosure language that bars us from discussing your deal with anyone else. We take confidentiality very seriously and ensure that your personal and deal information remains private.

No. We’ve fine-tuned our process so you can request funds through our online service. We make it fast and simple to use and all signatures can be completely through digital signature, fax or by printing, signing, and then scanning and emailing the forms back to us. This ensures that you can complete the entire process from the comfort of your own home or office.

Yes, we require each deal to go through a title company or title attorney and that the same one be used on both the buy and sale side of the transaction. This ensures that the transaction is legal and that both parties are protected.

No, we cover all closing costs so the investor doesn’t have to come out of pocket for any fees related to the purchase and sale of the property. We believe in making land investing accessible to everyone, and covering the closing costs is part of that!

No, an appraisal is not required. We will underwrite your deal in-house and get you a funding commitment within 48 hours. It’s as simple as that!

The property has to be worth at least $10,000 for us to consider funding the land deal. Anything less than that is just not feasible to be worked on at a larger scale.

We require a minimum net profit of $7,500 for us to consider funding the land deal. If it’s below that, our team cannot make it work.
