He Went From Flipping Couches to $20K Land Deals

In this episode of The Real Estate Investing Podcast, Ron Apke interviews Connor Green, a 21-year-old land investor who went from flipping couches on the side to closing profitable land deals in less than a year.

Connor shares how he first discovered land investing while searching for a couch flipping podcast and decided to jump into the business while still working a full-time job on his family farm. With a background in farming, civil engineering, and plenty of side-hustle experience, Connor was no stranger to putting in the work.

He talks about sending roughly 1,000 mailers every week, landing a deal from his very first campaign, and learning an important lesson when a gas line easement nearly killed that first deal. Instead of walking away, Connor renegotiated with the seller and still managed to turn it into a profitable double close.

Throughout the episode, Connor breaks down how consistency has helped him continue finding deals while balancing his W-2 job and other responsibilities. He shares why double closing has become his preferred strategy, including deals where he bought for $54,000 and sold for $76,000, and why he likes being able to reduce his risk while he continues learning the business.

Ron and Connor also talk about the importance of getting comfortable on the phone, building genuine relationships with sellers, following up with leads, and continuing to market even when results don't happen immediately. At just 21, Connor is still early in his land investing journey, but his willingness to keep putting money back into marketing, learn from each deal, and stay consistent offers a great example of what it looks like to build momentum in this business one deal at a time.
