How He Made $450K in His First Year Land Investing

In this episode of The Real Estate Investing Podcast, Ron Apke sat down with Nik Farooqui to unpack one of the most unique journeys in land investing. Nik shared how he grew up working alongside his father, a custom home builder and developer in the Chicago area, learning the business from the ground up before eventually stepping into project management at a young age.

After navigating the 2008 financial crisis, launching multiple martial arts academies, and later returning to real estate following his father’s passing, Nik brought decades of experience into the land investing world. What made this conversation especially interesting was hearing how Nik combined old school real estate knowledge with modern land investing strategies, turning overlooked properties into massive opportunities through problem solving and persistence.

The episode also dove deep into several of Nik’s land deals since joining the Land Investing Online community less than a year ago. One standout story involved a heavily wooded 10 acre property with deed issues, inherited ownership complications, and access problems that most investors would have walked away from immediately.

Instead, Nik flew across the country, dug through courthouse archives himself, solved the title issues, and ultimately turned a $10,000 purchase into a $107,000 sale.

Beyond the deals themselves, Nik shared valuable lessons on building systems, thinking long term, staying disciplined through setbacks, and why problem solving is one of the most important skills in land investing. This episode is packed with experience, mindset shifts, and practical advice for both new and experienced investors alike.
