Want to make your land irresistible to developers? Entitlements are your golden ticket. 

Entitlements are the legal permissions to develop land for a specific purpose, whether that’s residential housing, commercial use, or something else.

They require submitting a development plan and getting approval from local government, but once secured, they remove a major unknown for buyers.

Entitled land is ready to go.
For builders and developers, that means fewer headaches, faster timelines, and greater confidence in their investment.

Pro Tip: You don’t need to build anything. Just secure the entitlements, and let the buyer handle the rest. This alone can command a significant price premium.

2. Eliminate Uncertainty With a Perc Test

Nothing derails a land sale faster than a failed perc test.
