Do I need to have the property under contract before I request funding?

Yes, it is required that you have a signed purchase and sales agreement (PSA) prior to requesting funding for a land deal.
This ensures that you have a solid plan for the land and have done your due diligence before requesting funding.

Where do you fund land deals?

Our LIO Investors fund deals everywhere. We have 15+ certified investors to reach a nationwide market. 

Do I have to pass a credit and background check?

Traditional funding does not require credit or background check, but it is up to every investor to do their own due diligence on the land and the person bringing the deal.

Do you have minimum and maximum funding amounts?

We don’t have a minimum or maximum funding amount. Whether you need a small amount of funding or a large sum, our LIO investors are able to provide the capital you need to make your land investment a success.

How quickly do you provide a funding decision?

Investors will get back to you within 24 hours. 

Do you provide funding for multiple properties as one transaction?

Yes, our investors can fund multiple parcels at one time and have no problem selling them separately.

Our certified investors take into consideration that you may have multiple land deals in progress, and can provide funding for all of them in one transaction.

How much funding can I request and how often can I request it?

There are no limitations to the number of deals that you can do through us.
If your land investment meets our general requirements, our investors will fund it for you. However, transactions over $250,000 are given special consideration and handled on a case-by-case basis.

Will my personal and deal information remain private?

While other funders may openly share information about the deals they have funded, the LIO investors will not.
The funding agreement includes non-disclosure language that bars discussion about your deal with anyone else. Confidentiality is very important and your personal and deal information will remain private.

Do I have to use a title attorney or company?

That is up to the investor you choose in the LIO Investor group. 

Am I expected to cover the closing costs?

Each investor in the LIO Certified Investor group has their own set of criteria. Terms generally can be negotiated.  

Do you require an appraisal?

No, an appraisal is not required. Our certified investors will underwrite your deal in-house and get you a funding commitment within 48 hours. It’s as simple as that!

Do you have a minimum land market value for funding?

What's your minimum profit margin for land funding?
